4-season cottage located on well maintained year round road within driving distance to all of your daily amenities. Nestled between Port Carling and Mactier and just minutes from the famous Bass Lake Roadhouse!
The vaulted ceilings, open concept layout with large windows truly takes advantage of the natural light the property has to offer. Fully equipped newly renovated kitchen has everything to create delicious meals. Enjoy gathering to dine alongside wood burning farmers stove and while taking in the scenic lake views. The living room is the perfect place to spend time playing games, relaxing with a book or cozying up for a movie night. Fantastic outdoor space boasting 130ft frontage. Shallow, gradual walk in sandy shoreline with dock is perfect for kids or those that can't swim. Soak up the sun on the huge amount of furnished deck space. Fire up the BBQ (propane provided) and have a lakeside meal at the outdoor dining table. In the Evening, roast marshmallows by the fire underneath the stars. Property sprayed for mosquitoes throughout summer!!!

3 Bedroom 2 full bathrooms - the cottage will host comfortably a maximum of 7 guests. Available to guests is use of updated and well equipped kitchen with new appliances: fridge, stove/oven, dishwasher, microwave and coffee maker (drip), tea and hot chocolate. Enough plates, bowls, cutlery, glasses & cups for 7. Dining table for 7. Pots, pans & utensils for your cooking or baking use. Reverse Osmosis water filtration system for drinking. Barbecue & propane included. On Demand generator in case of power outage. Brand new laundry facilities. Fresh bedding, pillows, soft towels and extra blankets provided. Shampoo & conditioner, body wash, blow dryers. Unlimited high-speed Bell wifi, Samsung Smart Tv with Netflix, Spotify connection, YouTube & Satellite with many HD channels for your viewing pleasure.
Bedroom 1: Master with en-suite bathroom (stand-up shower), queen size bed, 2 bed side shelves, dresser, small closet & window.
Bedroom 2: Queen size bed, side table, armoire & window.
Bedroom 3: Solid wood bunk bed (twin over double - can sleep 3). Kids especially love sleepovers in this room. Dresser & window.

We do have a pack & play/travel crib and high chair available for use upon request.
Feel free to bring your boat and Jet ski- we have a dock available to use. Driveway parking for about 6 cars.
SUMMER
Head to Bass Lake Roadhouse for a bite to eat & some cold beer! (3 minute drive) Or have a glass of wine and apps on one of the many waterfront patios in Port Carling or Bala. Rent water sports equipment and have an unforgettable day on the water boating, jet skiing, wakeboarding, canoeing, kayaking or paddle boarding. Enjoy a sunset cruise on the big 3 in an antique boat. Take a hike on the trails. Cuddle up and make s'mores by the fire pit while star gazing. Catch the Waterski Show at Windsor Park Bala on Tuesdays (15 min drive).
FALL
Enjoy the display of beautiful coloured leaves. In October, Muskoka’s favourite fall festival is hosted.. Cranberry Fest! Shopping, Live music, entertainers & performers, helicopter tours, kids activities and great food! (15 min drive). Go on a farm/wagon tour, do a cranberry plunge & do a wine tasting all at Muskoka Lakes Farm & Winery (15 min drive). Take a hike at Sherwood Inn (10 min drive) Hazelwood Trail Port Carling (15 min drive)
WINTER
Looking to travel in the winter? We are a 4 season cottage on a snow plowed road and on demand generator that can power the whole place. Go snowmobiling (mins from OFSC trail), ice fishing, snow-shoeing or cozy up by the beautiful wood burning fireplace! The Cranberry Ice Trail (15 min drive) in Bala offers night skating with an on-site winery. After a skate, relax by a rustling fire while sipping on hot mulled cider or wine! PLEASE NOTE our property is located off of a municipally maintained road. It is frequently plowed and maintained daily throughout the winter months, however, 4WD or AWD is necessary during these months.

-This cottage is NOT suitable for parties or loud groups. The neighbours are quite sensitive to noise and in order to respect them we have a noise curfew of 11pm. All outside music must be turned off by 11pm, and at no point should there be offensive/explicit music played outside. If noise complaint received, booker will be responsible for the fine and asked to leave.
-Interior wood stove to be used only during the day with constant supervision and only with the wood provided. Fire in stove is not to be lit with any flammables such as gas or accelerant. Fire is not to be put out; let it die out on its own.
-We are on a septic system. Do not flush anything but toilet paper. Do not put anything down the drain. The following will result in a back-up:
-feminine hygiene products
-baby wipes/wet wipes/cleaning pads
-diapers
-dental floss/Qtips
-medication/pills
-cooking grease/food
-condoms
-paper towels
-Absolutely NO smoking cigarettes or marijuana inside, there is plenty of outdoor space for that, just please dispose of them properly and safely (ash trays provided) and do not leave butts lying around the yard
-NO PETS allowed. You will be asked to leave if you bring one at any time during your stay -An absolute maximum of 7 guests at ANY time. The amount of guests you confirmed at booking are the ONLY guests allowed, not more.
-No sleeping on furniture other than beds, make sure the bedroom accommodations work for your group
-No 3rd party bookings. The booker must be present for the entirety of the stay
-Please refrain from using glass outdoors
-No use of candles & no FIREWORKS on the property
-Muskoka is full of wildlife so please dispose of garbage properly. Do not leave food outdoors- be bear aware
-Must abide by the outdoor Fire Danger Rating, sometimes there are fire bans. SMALL FIRES only & must be put out fully once finished
-Do not leave wet towels laying around, especially not on the furniture & floors
-Do not move inside furniture. If moving outside furniture please return to original spot
-Please fill & turn on dishwasher before leaving so the cleaner can empty it upon arrival
-No outdoor shoes to be worn inside
-Check-in is after 4pm and check-out strictly 10am
-Garbage: TWO garbage bags and TWO recycling bags (sorted separately as glass and paper) can be put into the front bear bin. Anything more needs to be taken to the dump
-DISCLAIMER: For your safety and the safety of others, a surveillance camera is installed at the front entrance of the property facing driveway.
